A roof replacement project can be a very expensive proposition. When you pay for a new roof, a substantial part of that investment goes towards a warranty. However, one thing that you need to remember is that not all warranties are created equal so it is very important to understand what your roof’s warranty guarantees. Here are the basics that you need to know.
Manufacturer’s Warranties
Most new roof installations are covered by a manufacturer’s warranty. These warranties protect you from material defects that may lead to your roof failing prematurely. These warranties are typically voided if they aren’t installed or maintained properly. While a manufacturer’s warranty will offer you some protection, they do not usually guarantee against some of the more common causes of roof failure such as poor maintenance, insufficient insulation, or severe weather damage.
Workmanship Warranties
Workmanship or installation warranties offer significantly more protection than manufacturer’s warranties but may vary greatly depending on who you are working with. A reputable roofing contractor will be more than happy to stand behind their work and will offer limited guarantees. It is important to note that these warranties could be voided if you decide to hire a different contractor to repair your roof later on or if you decide to undertake the job yourself.
Also, you may be able to negotiate with your contractor for a longer warranty period as most installation warranties often expire long before the lifespan of an average roof. This will most likely cost extra but, if you can afford it, we recommend that you consider getting an extended warranty from your roofer as the cost of an extended warranty is often far less than the cost of a roof replacement.
